As Seen on TV: Boise Restaurants

If you've been looking at Boise homes for sale, you've certainly noticed that so many of them are found near great restaurants. Our real estate agents love to have the opportunity to introduce our clients to some of the best bites in Boise. In certain cases, they have already heard of them – from TV!

Yes, if you watch shows like Diners, Drive-Ins and Dives, Food Paradise, or Drinking Made Easy, then odds are good you've already visited the Boise restaurant scene. There are many different kinds of cuisine in Boise, and just about anything you might desire is represented.

A Look Ahead with Coldwell Banker's Ryan Gorman

The Real Estate Market: Looking Back and Ahead

Recently, Coldwell Banker Tomlinson Realtors®, managers, and staff were honored with a visit from the President and CEO of Coldwell Banker Real Estate LLC, Ryan Gorman. Responsible for the operations that support our network of 94,000 real estate professionals in 3,000 offices in 43 countries across the globe, he made the trip from CB's New Jersey headquarters to speak with us about the wild ride that was 2021 and share his predictions about the state of our industry moving through 2022.

Though he foresees a continuation of a seller's market, he believes it won't be "the crazy, crazy" atmosphere we saw in 2021.  "Interest rates are ticking up which will slow things a bit," he said, but "inbound migration will continue to be strong, so it will be a long time before the market shifts."

When asked if he was surprised by the activity during the pandemic, he told us that though he did not predict the "nearly 10 years of appreciation in 18 months" in our area, Ryan said he wasn't surprised to see the market remain strong. Despite the economic downturn, "we had the most equity in homes that we had literally ever had (not on a percentage basis, but on an absolute basis), and we had tighter underwriting for almost 15 years by that point than we had almost ever had, so people had good opportunities."

Contributing to the history-making market, he noted, was that for the past five or so years our area has been named to list after list of best places to live, work, and raise a family, so as people were able to work, not only remotely, but more independently, they began to make good on the question if you could live anywhere, why not live somewhere great?  

In discussing the issue of low inventory, he is quick to point out that even buyers who have been in their homes two or three months may have equity that could propel them to look at selling to purchase something that better fits their dreams and goals and encouraged agents to inform their previous buyers what their homes are worth today. Buyers, he said, can leverage their equity to move more affordably to another neighborhood or city.

Recently named a "Real Estate Newsmaker" for 2021 and "Influencer" for 2022 by RisMedia, a highly respected real estate news and information service, Ryan says is most proud of Coldwell Banker's integrity. "Integrity is first. That's an easy answer. Coldwell Banker was founded on honesty and integrity, and that has lasted."

European Central Bank Meeting Blindsides Investors with Surprising New Decision

As investors eagerly awaited the European Central Bank meeting, the latest decision on inflation came as a blindside. Additionally, headlines about the conflict in Ukraine continued to cause volatility in mortgage markets this week. However, the headlines created a roughly neutral impact. Instead, the analysts primarily focused on growing concern regarding rising inflation. Thus, mortgage rates ended the week higher.

European Central Bank Blindsides Investors

Faced with skyrocketing prices and the conflict in Ukraine, the European Central Bank meeting led to a very difficult decision. At Thursday's (3/10) meeting, bank officials chose to prioritize lower inflation over economic growth. In doing so, they announced that it plans to end its bond purchase program in the third quarter.

Investors were left stunned as this is much earlier than expected. ECB President Lagarde acknowledged that the conflict in Ukraine will have "a material impact on economic activity." Having said that, resident Lagarde also mentioned having little choice in tightening monetary policy to help bring down inflation.

European Central Bank Meeting Decision Comes as Reaction to Inflation

Analysts closely watch the Consumer Price Index (CPI) as an inflation indicator. CPI looks at price changes for a broad range of goods and services. Core CPI excludes the volatile food and energy components and provides a clearer picture of the longer-term trend. In February, Core CPI rose 6.4% higher than a year ago. Not only did Core CPI jump up from an annual rate of increase of 6.0% last month, it achieved its highest level since 1982. This may lead investors to see the justification of the recent news from the European Central Bank meeting.

There are many reasons why the annual core inflation rate has jumped from the readings below 2.0% seen early in 2021. These include a tight labor market, strong consumer demand for goods, and supply chain disruptions. Shortages for many items caused enormous cost increases, such as used car prices which are 41% higher than a year ago. Fed officials and economists debate how much the recent spike in inflation will subside as temporary factors caused by the pandemic are resolved.

JOLTS Report Shows Massive Job Openings

Aside from the European Central Bank meeting and inflation updates, the latest JOLTS report came out. By definition, the JOLTS report measures job openings and labor turnover rates. In fact, the latest data indicated that the labor market remains very tight. At the end of January, the economy experienced massive 11.3 million job openings. While this is down slightly from last month's record high, February 2022 added over 4 million more compared to January 2020.

A high level of job openings reflects a strong labor market. as companies struggle to hire enough workers with the necessary skills. A very large number of employees also willingly left their jobs in January. Analysts view this as a sign of labor market strength. Typically, people usually quit only if they expect that they can find better jobs.

Looking Ahead After the European Central Bank Meeting

After the European Central Bank meeting, investors continue to closely follow news on Ukraine. Beyond that, the next Federal Reserve meeting will take place on Wednesday (3/16). Investors widely expect a 25-basis point rate increase. In addition, investors seek additional Fed guidance on the pace of future rate hikes and balance sheet reduction.

Retail Sales also releases on Wednesday (3/16). Consumer spending accounts for over two thirds of U.S. economic activity. Therefore, the retail sales data indicates growth. Housing Starts comes out on Thursday (3/17).

Ada County Home Prices Set New High

Ada County Home Prices Reach New High in February

The median sales price for Ada County reached $549,900 in February 2022, an increase of 21.6% compared to February 2021, and a new record for the county. Home prices continued to be driven by insufficient supply compared to buyer demand and indicate we will likely see another competitive spring market.

Two metrics that demonstrate the competitiveness of the market include Days on Market and Percent of Original List Price received.

After enjoying a more normalized market pace in January, Days on Market for existing homes sped up in February to 23 days, on average. This counts the number of days between when a home was listed and when the seller an accepted offer. While this is a year-over-year increase of 14 days, or 155.6%, it's a dramatic drop from January 2022 when the average was 33 days. Buyers may have a bit more time to shop, than they did last year, but will still likely need to make quick decisions once they find a home they'd like to purchase.

The Percent of Original List Price received for existing homes was at 99.6%, on average, in February. This means buyers paid slightly less than asking through a lower accepted offer or seller concessions. In contrast, buyers paid an average of 105.5% of the list price last year. Buyers may be unable or unwilling to spend over list prices to win a listing, as was common a year ago, or we're seeing sellers pricing homes more in line with the market comparables.

Overall, we are seeing fewer bidding wars than last year, but that doesn't mean it isn't still happening in some instances. It just depends on the particular property, the list price, and what buyers are willing to pay.

At first glance, it may seem odd that home prices have gone up so significantly when, on average, buyers are paying close to asking price. However, as mentioned, each home sale becomes a comparable for future home sales of properties in the same location and with similar amenities, which is taken into consideration when pricing a new listing. So as homes appreciate, sellers are asking, and receiving, more for their homes than they have in the past.

But the list price is just a starting point — as indicated by the Percent of Original List Price received metric — sometimes buyers pay more, and sometimes they pay less. Ultimately, a home sells for what the market determines it's worth.

It may be tempting to price your home lower than what the comparable data indicates it may be worth, in order to drive up the price with multiple offers. But it's important to remember that pricing low doesn't guarantee a bidding war. Pricing higher than what comparable sales support may exclude your property from the search criteria of possible buyers. Using market data, your REALTOR® will provide you with a pricing range and help you form a strategy to get your home in front of the maximum number of buyers so you can receive maximum value.

Another contributing factor that drove up the overall median sales price in February was the larger share of new construction home sales for the month. Due to increasing costs and shortages of materials, as well as increasing costs of land and labor, the median sales price for new homes was 30.6% higher than the same month a year ago, coming in at $587,551. In February, new construction homes made up 36.7% of all home sales, which also pushed up the overall median sales price for the county.

Other notable statistics from February 2022:

  • There were 493 homes available at the end of the month — 62.7% more than in February 2021 — although still very low compared to buyer demand.
  • Of the 660 sales in the county, 418 were existing homes, an increase of 21.9% compared to the year prior. Overall sales (existing and new combined) were up 7.1% compared to January 2021.

Doers of Good: Practice Kindness Every Day

Extending Random Acts of Kindness Day

Random Acts of Kindness Day was last month, and many of our agents and staff marked the day by making an extra effort to help others. Rather than spotlighting a specific charity or cause in March, we asked, why can't this be every day? If each of us did one small thing to help a neighbor, a stranger, a co-worker, regardless of the day, think about the ripples of good that would spread throughout our communities!

On February 17th, National Random Acts of Kindness Day, agents and staff here at CBT surprised neighbors with yard cleanup, trash pick-up, and groceries. They paid for coffee and food orders for those behind them in the drive-through. One purchased lunch for a group of law enforcement officers in a restaurant. Still others opened doors, complimented clothing, and put shopping carts away.

Small or large, monetary or not, little kindnesses can change someone's moment, day, and, yes, life. Challenge yourself and those around you to do something randomly kind, not only one day a year, but every day.

Treasures Abound in Garden City

Boise Garden City

There's no place quite like Garden City, Idaho. An independent community that's almost entirely surrounded by Boise, Garden City is a haven for artists and creatives. Our real estate agents never tire of exploring this unique place. 

Garden City is located along the Boise River, a stone's throw from many Boise homes for sale. Its main stretch, Chinden Boulevard, is lined with independent wineries, craft breweries, art galleries, studio spaces, and shops. 

Not incorporated as a city until 1967, the area has a varied past. A farming community in the late 1800s, the village was rich with lush Chinese gardens, a feature that ultimately led to the name Garden City. In fact, Chinden Boulevard is a portmanteau of "Chinese" and "garden." In 1949, county commissioners approved its incorporation so a group of Boise businessmen could build an "amusement center," a not-so-veiled wish to create gambling establishments along the Boulevard. Gambling had been banned within Boise's city limits, so moving it to Garden City seemed the perfect plan.

When gambling was declared illegal under the Idaho Constitution, Garden City's leaders relaxed building codes and welcomed new businesses, regardless of their desirability, leading to the nickname "Saturday Night Town." Fortunately, by the 1980s, efforts to develop new housing and take advantage of the beauty surrounding the Boise River began to take shape. Now, Garden City is the perfect place for a stroll along the river, stopping for coffee or a wine tasting.

  • Visual Arts Collective - 3638 Osage St, Garden City, ID 83714
    One of Garden City's premier art galleries and venues, Visual Arts Collective is a vibrant space where you can experience almost any genre or medium of art. From fine art exhibitions and film screenings to live music and theater performances, Visual Arts Collective is always presenting something new and exciting. 

  • Powderhaus Brewing Company - 9719 W Chinden Blvd, Garden City, ID 83714
    There are a lot of great breweries in Garden City, but few as universally acclaimed as Powderhaus Brewing Company. Perhaps best known for their Haus Session Ale and First Turns IPA, Powderhaus Brewing is constantly brewing new and creative seasonal releases inspired by the mountains. Their taproom in Garden City is a great place to sample some of their outstanding brews. Live music takes place most Friday nights, and there's a farmers market at the brewery on Saturdays. 

  • Audio Lab - 3638 Osage St, Garden City, ID 83714
    One of Idaho's most accomplished and technologically advanced recording studios, Audio Lab has a long and storied history of producing great records from big-name artists. But they also regularly host live in-studio music performances, offering the public an amazing opportunity to come and experience live music in this unique space. 

  • Push & Pour - 214 E 34th St, Garden City, ID 83714
    You'd have a hard time finding a better cup of coffee to start your day with than the one you'll get at Push & Pour. This local coffee shop roasts their own beans in-house at their Garden City location, and they make some of the most impeccably-crafted pour-overs, espresso drinks, and cold brews around. Push & Pour also offers some tasty breakfast fare, including vegan and gluten-free options. 

  • Boise River Greenbelt - 698 E 42nd St, Garden City, ID 83714
    The Boise River Greenbelt stretches 25 miles along the banks of its namesake river, providing an amazing resource for hiking and biking in the area. It cuts straight through Garden City, offering great views and a convenient walking path to and from many local businesses nearby.
